The apartment industry in the Southeast continues to enjoy attention from investors across the country, with a number of tailwinds helping things along:
- Continued inward migration and new job creation
- Lower taxes comparatively
- Relatively mild business disruption due to the pandemic
- Favorable conditions and attitudes towards developers
- Fewer rent regulations and restrictions
- Influx of fresh equity capital from other markets
These positive factors do not make the multifamily industry across the Southeast immune to larger forces in the investment community and economy as a whole, such as a shortage of materials and appliances, an increase in cash chasing fewer deals, high land prices and low cap rates and stagnant wages to support rent increases. Now, as always, it’s challenging to find deals that make sense.
