Morris Kaplan is president of Kaplan Residential, leading the firm’s strategic acquisitions in the build-to-rent sector, market expansion, and partnership relations. With 45+ years of experience in the engineering, real estate, and construction sectors, Morris has successfully developed more than 30,000 homes and three million square feet of non-residential projects throughout the North and Southeast United States.

Taking a leap of faith from his New Jersey roots, Morris had the foresight to embark on developing strong foundations in Atlanta during the city’s pivotal construction boom in the 1980s. He cemented Kaplan Residential’s mark on Atlanta as the first major developer in the area with a build-to-rent project, before the industry term existed, by delivering 450 Piedmont, the first private development in downtown Atlanta.

Morris’ vision for Atlanta’s potential as a leading, major city in the heart of the South was realized, with Kaplan Residential playing an integral role in the metro market’s real estate landscape. Successful developments that followed are Generation Atlanta, Square One, The Waterford on Piedmont, and Park Row Townhomes, all in the Atlanta-area.

The firm has continued expansion throughout the Southeast, with a pipeline of nearly $300 million in new development, including the completion of notable projects such as 930 NoMo (Charleston, SC), Overton Row (Charlotte, NC), The Blake (Savannah, GA), The Morris at Belmont (Belmont, NC), Cosmopolitan Townhomes (Atlanta, GA), and The Wayford at Concord (Charlotte, NC). The firm is currently working on build-to-rent projects in Venice, FL, Dekalb County, GA, Cartersville, GA, Paulding County, GA, Loganville, GA, Gastonia, NC, and more.
