  • Due Diligence Time Crunch? 6 Items not to miss. While it may be tempting to cut corners (and costs) in due diligence, acting on assumptions could impact budget and schedule. Here are six key items that should remain on your checklist to minimize unexpected costs and delays.
  • Towson Rising. Twenty minutes north of Baltimore, cranes continue to command the skyline. Downtown Towson is booming, and with more than 700 residential units about to hit the market, people are coming to stay. Here’s how developers have found success.
  • Suburban Amenities Attract City-based Tenants. Demand for suburban apartments is on the rise. While the pandemic may have a role, one of the key drivers of this trend is residents’ desire for bigger and better amenity offerings. Check out these communities on the outskirts of Philly

Apartment Industry Outlook and Emerging Trends panel

The Mid-Atlantic multifamily industry has weathered the past twelve months relatively well. Although transactions did slow in 2020, they picked up towards the end of the year. Trends towards the suburbs and away from denser urban markets accelerated during the pandemic. And yet, we are in unprecedented times with few historical comparisons to rely on. What do the next twelve months look like for multifamily operations, investment and development in the Mid-Atlantic region?

  • How have rental rates, rent payments and occupancy held up?
  • How have eviction moratoriums impacted collections and underwriting?
  • How has the new administration affected employment and outlook in the Capital region?
  • Which cities and towns across the Mid-Atlantic are seeing increased retner and investor interest?
  • What is the state of multifamily investment and development activity and pipeline?
  • How has the current situation affected construction costs, availability and timelines?
  • In what ways has the pandemic created new opportunities for distressed acquisitions?

Wednesday, March 24

Multifamily Finance & Investment in a Changed World panel

In the spring, the pandemic had derailed most deals, with only the most motivated of sellers proceeding to close. Meanwhile, equity sources largely pulled back waiting to see how the pandemic, unemployment and reopenings will affect rent payments, rent levels and occupancy rates, among other key metrics. Now that we’ve seen that rent collections are much better than feared, buyers are re-entering the market, driving new deals forward, some at discounts and some at or above pre-COVID prices. Lenders as well are starting to re-engage at acceptable LTVs. What’s next for multifamily capital markets, and will there be special opportunities created by the pandemic? Join this special online panel to learn more about the state of capital markets, both debt and equity for multifamily deals across the Mid-Atlantic.

  • How have deal terms and underwriting changed due to the pandemic?
  • How are banks and other lenders adjusting their LTVs and covenants?
  • Which equity investors are actively investing in deals right now?
  • Which types of deals have fallen out of favor and which are on the rise?
  • What unique opportunities has the current situation created for equity investors?

Moderator:

  • Richard Katzenstein, SVP & National Director, Marcus & Millichap Capital Corp.

Panelists:

  • Gary Block, Partner & CIO, The Meridian Group
  • Lisa Cappelletti, Executive Director, Ready Capital
  • Dan Carr, Private Equity – Real Estate, Ares

Updated Value-Add Strategies to Rethink the Buy-Fix-Sell Game panel

Class B and C properties have in some areas been hit harder by unemployment and non-payment of rent, and with the delay in stimulus payments, the situation appears to be getting worse for some. The typical Value-Add strategy involves buying up B and C properties and upgrading them, if not to Class A, at least to a higher quality product that attracts higher paying tenants. How has the pandemic changed all that, and what is the outlook for the value-add rehab model in the Mid-Atlantic region?

  • How are buyers finding and funding new deals today?
  • In what ways has the risk profile of acquiring older properties changed?
  • How has the pandemic affected value-add construction projects?
  • Will we see a wave of distressed selling and, if so, how big will it be?
  • How has the crisis changed the rehab business plan? Are social amenities now less valued?
  • Which technologies are being incorporated into newly refurbished properties?
  • To what degree are apartment unit interiors being altered to allow for more office space?
  • What about single-family-for-rent opportunities?

Moderator:

  • Sean Beuche, Regional Manager – Philadelphia, Marcus & Millichap

Panelists:

  • Nickolay Bochilo, EVP – Investments, Bell Partners
  • Sarah Davidson, Principal, Insight Property Group
  • Matt Ferrari, Co-CIO & Head of Acquisitions, TruAmerica Multifamily
  • Johnny Moseley, Chief Executive Officer, Moseley Multi-Family
  • Cris White, Managing Director – Investments, Penzance

Thursday, March 25

Property Management Technology and Innovation in a Time of Crisis panel

With infection rates dropping rapidly, multifamily operators are breathing a sigh of relief, but we are not out of the woods yet. During the pandemic, operators have been challenged to manage their properties safely and in new ways. New technologies and processes have emerged, many of which are likely to become a permanent part of best practices going forward. This session seeks to bring to the surface what multifamily operators have learned, what innovations they plan to keep, and which ones they will discard once the pandemic subsides.

  • How are rent collections doing by property class and location?
  • What has been the impact upon owners from eviction moratoriums?
  • How are occupancy and leasing numbers going?
  • What strategies are savvy landlords using to lease up new / vacant units?
  • What contactless technology is working well for leasing as well as management?
  • What do you do about tenants who stopped paying and won’t communicate?
  • Which changes to property management are likely to be permanent?

Moderator:

  • Deanne Simone, Head of Strategic Partnerships, Jetty

Panelists:

  • Amy Groff, SVP – Residential Property Management, Bernstein Companies
  • Sarah Mathewson, SVP – Property Operations, AvalonBay Communities
  • Jessica Scully, President, Scully Company

Apartment Construction & Design Pandemic-Driven Challenges and Solutions panel

The COVID crisis has driven an enormous number of changes in the short term, but how many of these changes will become permanent? In the near term, construction projects have been greatly affected but not always for the worse, with increased availability of contractors and workers to get the job done. But, with the cost of lumber going through the roof and possible demand shifts in how apartments should be designed, the way forward is not an easy one. In the long term, developers and re-developers are rethinking how properties should be designed, as well as what unit mix makes sense in light of social distancing and increased work-from-home tenants.

  • How have construction projects that are underway been affected by the crisis?
  • What is the impact upon projects that are in the pipeline but not yet started?
  • How are developers and designers rethinking the unit mix of future properties?
  • In what ways are interiors being re-considered? What features are suddenly more attractive?
  • How is the overall layout of amenities and common spaces being rethought?
  • What materials are safer to prevent transmission of viruses and other pathogens?
  • What alternatives are there to standard lumber to address the cost problem?
  • What will the long term consequences to the construction and design industries be?
