Nicole S. De Bare represents some of New York City’s most prominent developers, investors, lenders and not-for-profit institutions, including educational institutions, in real estate transactions, with a particular focus on condominiums and cooperatives.
Nicole drafts and negotiates condominium governance documents for mixed-use condominiums, including leasehold condominiums, and prepares and files offering plans and “no action” applications with the New York State Department of Law. She has worked on complex condominium projects with components including hotel, office, retail, dormitory and educational facilities, and she has prepared offering plans for some of New York City’s most notable buildings.

She also advises lenders to and investors in condominium projects, both in New York and around the country, on condominium documents and loan documents.

Nicole has served as counsel to condominium boards in New York City, advising on day-to-day matters involving the condominiums’ operation, amending governance documents and counseling on board governance matters.
