John Duckett

John Duckett has served as Managing Director of Investment Management at Hawthorne Residential Partners since the fall of 2023. In this role, Mr. Duckett manages all existing institutional client relationships, leads fundraising strategy and implementation, leads Hawthorne’s investment managers, and sits on Investment Committee. With his leadership and the commitment of the Hawthorne Residential’s platform, the firm will continue to build its direct investment capabilities, via single asset and programmatic joint ventures.

Prior to joining Hawthorne Residential, Mr. Duckett was the Managing Director of Investments at QuarterraSFR, a wholly owned subsidiary of Lennar that owned and operated newly built SFR nationwide. The platform raised a $1.6B equity vehicle with some of the globes’ most notable investors. Mr. Duckett reported directly to the platforms’ President and oversaw the design and implementation of operating and investment workstreams; hiring investment staff; developing reporting capabilities; and later served as the lead for Limited Partner communications. He held this role from 2020 to 2023.

Prior to QuarterraSFR, Mr. Duckett held various roles at Greystar from 2016 to 2020. Experiences included Director of the Central Region’s conventional multifamily asset management platform; Director of Portfolio Management for the Greystar Growth & Income Fund, a $4.6B GAV open-end fund; Director of Portfolio Management for a $1B GAV separate account of stabilized build to core assets; and support of Greystar Equity Partners Fund VIII’s value-add series.

Mr. Duckett began his career as an Asset Management Analyst at Nuveen Real Estate from 2011 to 2014. His role provided direct support primarily for the retail vertical, across various separate accounts and funds invested in regional malls, regional shopping centers, and high street retail.

Mr. Duckett received an undergraduate degree from the University of North Carolina at Chapel Hill in 2009, and an MBA with a real estate concentration from the Kenan-Flager Business School in Chapel Hill in 2016.
