As a Senior Vice President of Development for StreetLights Residential, Fred Kay is responsible for multifamily development activity in Georgia.

Fred has over 30 years of industry knowledge in development, construction and property management. He started his career as a commercial mortgage banker where he honed his valuation and finance skills. Fred then founded and was President of Matrix Realty, Inc., a development and management firm where he acted as general partner for twelve limited partnerships for various product types including office, retail and multifamily. He also founded Precision Construction, a general contractor for several Class A multifamily properties developed and owned by Fred.

Later in his career, Fred served as senior vice president and southeast regional partner for JPI where his portfolio consisted of approximately $250 million in stabilized assets and $100 million in new development. In this role, he was responsible for all aspects of multifamily development including site selection and acquisition, site planning, schematic design, construction drawings and value engineering for new developments. He also managed lease-ups and dispositions for stabilized assets and was responsible for the administration of the regional office.

Fred also has extensive experience in corporate consulting covering all facets of business practices.

Fred graduated from the University of Kansas earning a bachelor’s degree in Business Administration and a minor in Finance. He is a member of the Urban Land Institute and the Atlanta Apartment Association. Fred has been an active member in the Atlanta community for almost 20 years.
